We are Pham.
An architecture firm that believes building starts with listening. Listening to your story about the space and the feeling you have in mind, about your wishes and uncertainties, and about the considerations needed to make it a reality.
We translate that story into a well-thought-out design, following a professional process, in which we always find ways to make it even better than expected.
That’s how Pham. makes room for you.
Our Approach
-
Your preferences
We want to get to know you and explore your wishes together: both aesthetic and functional.
-
First sketches
With all these wishes in mind, we start sketching. We create various proposals in terms of layout and atmosphere. This process is repeated until all wishes are fulfilled.
-
Ambiance
We delve deeper into the design: from kitchen to light switch, custom work and possibly even furniture.
-
Technical design
We work out your plans technically. We have contact with the necessary advisors to make your plans a reality, and if needed we apply for the proper permits.
-
Building costs and contractors
We find the right contractors for your project, and negotiate the building costs.
-
Building supervision
We remain involved until the end. We inspect at the construction site and maintain close contact with the contractor.
-
Decoration
We are only satisfied when you are. From furniture to upholstery, from garden to tableware. This is how we ensure the complete picture.

Frequently asked question
The costs depend on the surface area, complexity, and finishing level. For a complete renovation, expect 1,800 to 2,200 euros per square meter. This includes new walls, ceilings, electrical work, underfloor heating, flooring, sanitary fittings, and kitchen.
The cost depends on the square footage and the desired design. We always start with a good floor plan. Sometimes that’s all it takes. For an 80-square-meter apartment, this step costs around 3,500 euros. The next step is to determine the ambiance, materials, and lighting plan. That costs about 5,500 euros for an 80-square-meter apartment.
Whether you need a permit depends on the nature and scope of your construction project. For new construction, major renovations or significant changes to the exterior of a building, a permit is usually required. Smaller modifications, such as interior renovations, can sometimes be carried out without a permit. We research the rules that apply in your municipality and region.
We often start with a preliminary design. In this phase, we review the regulations and the existing drawings. Then we create a sketch to illustrate the possibilities.
The turnaround time depends on the complexity of the project and whether a permit is required. A renovation of approximately 80 square meters takes 4 to 6 months. If a permit is required, add another 2 to 4 months.
That’s always possible. That’s why we discuss the budget right from the start. That way, we can use it as a starting point for the design. Where necessary, we’ll help you make choices that save money.
Big steps are often possible. Think of good insulation, a heat pump, and solar panels. With smart design choices, energy consumption drops significantly and you achieve a high energy label.
We recommend contractors and, upon request, request and compare bids. We oversee the construction process. We also review third-party drawings and maintain contact with consultants.
Before construction begins, we clarify the design using drawings: floor plans, elevations, and cross-sections. We use mood boards to convey the atmosphere, materials, and colors. Where necessary, we also create 3D renderings. This allows you to see in advance what the layout and appearance will be like.
There are several opportunities for feedback throughout the process. We provide step-by-step guidance on the decisions to be made at each stage. Changes made later on may affect the schedule and costs. We always explain the implications of such changes in advance.
Good preparation prevents most surprises. We work out the design in detail beforehand so that decisions and costs are clear well in advance. During construction, we regularly check to ensure that everything is proceeding according to plan. If questions arise or unexpected situations occur, we quickly consult with the contractor. This helps keep risks to a minimum.
We have extensive experience with heritage buildings and older properties. In our designs, we preserve or restore the monumental values. At the same time, we ensure the home meets today’s requirements for sustainability and comfort.
