Complex inner-city design challenges
The city is becoming denser, and space is growing scarcer. Every location has its own context: its historical layers, surrounding buildings, orientation, and scale. This calls for a design that responds to its surroundings while also telling its own story.
A new building adds something to the city—something contemporary, with character. At the same time, it connects with the site’s history. Pham seeks that balance in every project. The design blends into the site where possible and stands out where necessary. The result is a building that enhances the site.

Transformation of Existing Buildings
An office building becomes an apartment building, or a school is transformed into a coworking space. Transformation contributes to urban densification and makes use of existing structures.
We first explore the building’s potential: its structural condition, the regulations of the zoning or environmental plan, and what the municipality permits. The existing building serves as the starting point: its construction, character, and location within the city all help determine what its new function might be.
Area Development
In area development, the urban design, the program, and the layout of public space come together to form a single plan. Such a project has multiple layers. First, there is urban design: how do the building blocks relate to one another, to the street, and to the existing surroundings? In addition, there is the program, which includes functions such as housing, work, and amenities. And often there is also a social objective, such as affordable housing or space for the neighborhood. Public space connects these layers. A well-designed plaza, a green route, or a vibrant ground-floor level makes the difference between a collection of buildings and a true neighborhood. In every plan, we keep both the end user and the developer in mind.

Commercial Interiors
Offices, restaurants, hotels, and stores. Interiors help determine how a business is perceived and how comfortable users and guests feel there. This makes them an important part of any business
We work for end users and landlords. An end user wants a space that reflects their own identity and way of working. A landlord wants an interior that appeals to a broad range of tenants.
We oversee the entire process, from concept to technical design, material selection, and the bidding process, and we supervise the construction phase.
Feasibility Studies
We conduct feasibility studies when exploring a new location, purchasing a lot or property, or renovating an existing building. These conceptual plans allow us to quickly assess the possibilities without incurring excessive investment costs.
These studies answer questions such as: Does the project comply with the regulations? Is the lot large enough? What does the municipality allow? And does it fit within the budget? We explore the possibilities of a building lot or an existing property. We examine the location, the regulations of the zoning plan or environmental plan, and the budget. The result is a well-reasoned recommendation. This way, as a client, you’ll know whether the plan has a good chance of success before you make any investments.

How do you evaluate a place that doesn’t exist yet?
They are indispensable for the sale or rental of real estate. Buyers and renters need to be able to imagine a place that doesn’t exist yet. The quality of the presentation plays a major role in determining the success of a sales or rental process.
We create visualizations for developers and real estate agents, often at an early stage of the project. We translate the spatial concept into compelling presentation materials: evocative exterior and interior images, clear floor plans, mood boards, and project descriptions that accurately capture the project’s character and resonate with the target audience.
